Building Condition Assessment
A thorough investigation and assessment of existing exterior building conditions provides owners and managers with an invaluable planning tool. Hoffmann Architects conducts these in-depth investigations to verify and document the condition of facades, roofs, waterproofing, windows, and structural systems of existing buildings, parking structures, plazas/terraces, and historic buildings. 

The investigative results, documented in a comprehensive technical report, can be used by owners and managers to: 

  • document the integrity of existing conditions
  • assist in building valuation for purchase or sale negotiations
  • identify problematic or potentially problematic conditions which warrant further attention
  • identify and correct minor repair needs before they escalate into major repair items or costly emergency repairs
  • comply with locally mandated exterior building inspection requirements (currently, New York City, Boston, and Chicago all require periodic inspection of exterior facades)
  • gather long-term financial planning information to prepare for future building envelope maintenance, replacement, and rehabilitative work
  • guide regular and ongoing exterior maintenance programs. 
If exterior rehabilitation is needed, an exterior building conditions assessment provides a critical starting point, enabling the firm's professional architects and engineers to identify the causes of any exterior deterioration and develop a realistic scope of work and construction cost estimate. 

Typically, these assessments include an on-site investigation into existing conditions, laboratory testing and analysis of building materials, and an in-depth review of original design and contract documents, information on previous repairs, and other historical data on the building.
